These days short-term rental platforms like Airbnb get more and more competitive. Therefore, it is crucial to stand out from the crowd and to make sure your listing gets high in the search results, basically on the first page.

Here are few tips on how to increase the visibility of your listing in the search results.

 

Good quality Pictures

If you have average pictures, it is time to take good quality pictures for 2 reasons:

  • The Airbnb results provides preferential treatments to hosts with good quality pictures (i.e high definition)
  • You have less than 3 seconds to seduce your future guests, so make sure you take good pictures with a nice light: nothing better than a sunny day or a beautiful sunset!

TIP: If you don’t have a good camera or you are not confident to take good pictures, use the free professional photography service from Airbnb. Make sure your apartment is clean and tidy when the photographer comes over, as they only come once.

TIP: 
Make sure your pictures tell a story, e.g. two glasses of wine on the balcony with a cheese platter or a bunch a flowers.

 

Verifications

Airbnb is a community platform and reward hosts that have nothing to hide!!!
The more verifications, the better!
Phone number and email address are a must. We recommend that you also verify your passport and link your Airbnb profile with your social media (Facebook, LinkedIn, Twitter and Google+).
This will not only make you crawl up the search results but your future guests will feel more confident booking with you rather than someone with only an email address verified!

 

Reviews & Recommendations

When you host, make sure you ask your guests to write a review about their stay. Having reviews will improve your search results.

If you haven’t hosted yet, ask a couple of friends to write you a personal reference. Something like “We have been friends for years, and he/she is very tidy and love a good laugh. He/She loves travelling and meeting people from different horizons!”

Responsiveness

Airbnb wants to make sure you are offering the best “customer service” to guests! This is why hosts who respond quickly to enquiries and who are maintaining their listing up-to-date will end up on the first page!

Speed of response: Every time you get an enquiry or a request for booking, it is important to respond as quickly as possible. If you cannot provide a thoughtful response, then reply with “I will get back to you shortly”; this will stop the clock.

TIP: Download the app and tick the box to receive text message notifications. This way, you can respond in a timely manner while on the go!

Update your calendar: Make sure you update your calendar to avoid people making request and having to decline them because your place is not available for these dates. This will affect your “acceptance rate” and negatively impact your listing.

Be active: the Airbnb algorithm will identify the inactive listing and send them down to the last pages. You do not want that, so make sure you log in at least once a week and tweak you prices or change something in your description.
